That is a gap of more than $416,000 in conforming capacity between Loudoun County and, say, Henrico County outside Richmond. It is the widest in-state spread in this round.
Why the independent cities matter here
Virginia's independent cities are not inside the counties that surround them, and the loan-limit file treats them separately. Falls Church City, Fairfax City, Manassas City and Manassas Park City each carry their own entry, all at the ceiling.
The practical effect for a buyer is that "which county am I in" is sometimes the wrong question. An address can sit in an independent city with its own limit, its own tax rate and its own tax relief ordinance, all different from the adjacent county. Establishing the actual jurisdiction, not the mailing address, is step one in Northern Virginia.
What changes above the line
Jumbo financing is not worse financing, it is less flexible, and the differences land on the buy-before-you-sell profile.
- Reserve expectations are generally higher, competing directly with the funds carrying the overlap.
- Equity requirements are often stiffer, which matters when much of your net worth is still inside an unsold house.
- Underwriting scrutiny of a second financed property tends to be closer.
The Northern Virginia advantage is that the overlap is short: the Washington DC area averaged 35 days to pending for the month ending August 2026, well inside the national benchmark of 53. So the period during which those tighter reserves are under strain tends to be brief.
Where the recording route matters most
Larger loans are where Virginia's three recordation rates stop being trivia.
At 25 cents per $100 plus a local third, a new deed of trust securing $600,000 costs roughly $2,000 in combined recordation tax. The refinance schedule at 18 cents per $100 would put the same amount closer to $1,440. A supplemental increasing an existing deed of trust is taxed only on the increase.
