The numbers

A mean 26 days to pending for the month ending August 2026, with a typical home value of $394,521 up 2.6% over the year. The timing figure was unchanged year over year, so the speed is holding rather than deteriorating.

Twenty-six days is less than half the national benchmark of 53. Across the six states in this build round, covering Texas, California, Florida, Colorado, Tennessee and Virginia, Richmond is the fastest market we measured.

What a 26 day market does to the decision

It makes the simplest structure the most likely answer.

Carrying both payments and recasting after the sale requires income to support two housing payments for the overlap. When that overlap is four weeks to pending plus a closing period, rather than three or four months, a great many more households clear that bar. And because it records no new instrument, none of Virginia's recordation tax applies to it at all.

It also means bridge financing, where it is needed, can be sized to a genuinely short and predictable period. The risk in a bridge is almost always that the sale outlasts the term, and that risk is about as low here as it gets.

Loan limits

Richmond and its surrounding counties use the $832,750 baseline. Only the seventeen Northern Virginia and Fredericksburg-area jurisdictions and Madison County exceed it in Virginia.

The local part to check

Richmond City, Henrico, Chesterfield and Hanover are separate jurisdictions, and Richmond City is one of Virginia's independent cities. Each adopts its own real estate tax relief ordinance under Va. Code § 58.1-3210, with its own age threshold, income limit and net worth limit.

Recording costs

If you do finance against the departing home, the instrument sets the rate: 25 cents per $100 for a new deed of trust, 18 cents per $100 on the first $10 million for a qualifying refinance, or only the increase on a supplemental, plus a local third.
