Why both columns pointing the same way is unusual

Most markets give you one or the other. A fast market that is losing value means you should sell quickly and the asset is working against you. A rising market that is slow to clear means you should be patient and the carry is expensive.

Virginia currently offers a short marketing period on an asset that is gaining. Richmond at 26 days with values up 2.6%. Staunton at 30 days with values up 4.9%. Harrisonburg at 28 days with values up 3.0%.

For someone carrying two homes that is the most forgiving backdrop available. It shortens the overlap and it removes the erosion risk at the same time.

The two places to be careful

We include these because a page that only prints the good numbers is advertising.

Winchester. The metro added 10 days to its time to pending over the year, from 33 to 43. That is the largest deterioration in the state, and while 43 days is still inside the national benchmark, the direction is the one that matters for a plan you are making now.

Danville. At 62 days it is the only Virginia metro slower than the national figure, with the lowest typical value in the state at $166,175. An owner there should plan a longer carry than the Virginia averages suggest.

The Washington DC area is also worth reading carefully. At 35 days it is fast, but its value gain of 0.2% is essentially flat, unlike the 3% and 4% gains in the Shenandoah Valley and southwest. Northern Virginia is not participating in the appreciation the rest of the state is seeing.

What to do with this

Size the overlap against your metro's current figure and add your closing period. In most of Virginia that produces a plan measured in weeks, which means the simplest structure, carrying both payments and recasting after the sale, is realistic for more households here than in the other states we work in.

The overlay that applies regardless

Whatever the market does, if you receive local real estate tax relief today, the next house may not offer it. That is a local ordinance question under Va.
